Rent Assistance is extra money added to a Centrelink payment to help with the rent. Most of what decides the real amount can be checked before you sign.

## Which payments it comes with

You don't claim Rent Assistance by itself. Centrelink works it out when you claim an eligible payment, or when you update your address, rent or living arrangement while you're already getting one.

For young renters, that payment is usually Youth Allowance, Austudy, JobSeeker Payment, ABSTUDY Living Allowance or Disability Support Pension, and [a few others](https://www.servicesaustralia.gov.au/who-can-get-rent-assistance?context=22206) count too. If you're not on one of those payments and don't have children, Rent Assistance isn't available, however high the rent. You also need to be renting eligible accommodation and paying more than a minimum amount.

## Moving out doesn't settle it on Youth Allowance

On Youth Allowance, moving out doesn't qualify you by itself. You need to be independent or eligible for the away-from-home rate before Rent Assistance can be added, and Centrelink decides that from your circumstances. Check it before a room's rent depends on it. If you're planning the whole fortnight on that payment, our guide to [living on Youth Allowance](/blog/living-on-youth-allowance) walks through it.

Living at a parent's home narrows things further. On Youth Allowance, Rent Assistance there is limited to situations such as having a dependent child or being in a relationship that makes you independent. On JobSeeker Payment you need to be 25 or older, or part of a couple. Disability Support Pension and ABSTUDY have their own rules for young people, set out in Services Australia's [special rules](https://www.servicesaustralia.gov.au/payment-special-rules-for-rent-assistance-eligibility?context=22206).

## How much it pays

Rent Assistance pays 75 cents for each dollar of rent above a minimum, up to a maximum. For a single person without children, the minimum is $157.80 a fortnight, so that first part of the rent is always yours. Centrelink counts rent by the fortnight, so double a weekly rent before you compare.

Meet Taylor, a made-up 22-year-old on JobSeeker Payment who rents a room in a share house for $170 a week. That's $340 a fortnight, which puts $182.20 above the minimum.

Who pays Taylor's $340 rent (AUD a fortnight): Rent Assistance pays $137, which is 75 cents of each dollar above the $158 minimum. Taylor pays $203: the first $158 plus the other quarter. Exact: ($340 − $157.80) × 0.75 = $136.65; Taylor pays $203.35. Taylor is made up; rates from 20 September 2026.

Whatever the rent, Rent Assistance covers less than half of it for a single person, so the room still has to fit the rest of your money.

## Sharing lowers the most you can get

The maximum depends on how you live. A single person without children who has the right to share a kitchen, bathroom or bedroom is usually assessed as a sharer, and a sharer's maximum is lower than that of someone living alone. Some people are exempt from the sharer rate, including anyone on Disability Support Pension or Carer Payment.

| Single, no children (AUD a fortnight) | Rent Assistance starts above | Maximum reached at rent of | Maximum |
| --- | ---: | ---: | ---: |
| Sharing | $157.80 | $356.74 | $149.20 |
| Living alone | $157.80 | $456.20 | $223.80 |

Between the start and the maximum, Rent Assistance rises 75 cents for each dollar of rent. Rates from 20 September 2026.

Past those points, more rent brings no more help. A sharer paying $250 a week gets the same $149.20 as one paying $180, so a dearer room costs you every extra dollar.

## Budget the amount Centrelink confirms

Those figures are the most Rent Assistance can be. Your own amount depends on the rent and living arrangement Centrelink has on record, and means tests on your income and assets can reduce the payment it comes with. If you're studying and picking up casual shifts, our guide to [Centrelink's Income Bank](/blog/centrelink-income-bank) explains how those wages are counted.

Until it's there, the rest of your payment has to carry the rent on its own, so that's the budget to test a room against. If a room only works at the maximum, [how much rent you can afford](/blog/how-much-rent-can-you-afford) helps you test it against everything else your money has to cover.

Clova, our budgeting app, plans each pay into allocations, so rent gets its share of the payment that actually arrives before anything else does.

## Have your rent details ready

When you claim or report a move, Centrelink asks about your rent, your accommodation and who you live with. It may also ask for [proof of rent](https://www.servicesaustralia.gov.au/proof-rent-or-accommodation-arrangements-for-rent-assistance?context=22206): a formal tenancy agreement or a Rent Certificate. If there's no formal lease, the Rent Certificate is the other way to show it.

You can request a Rent Certificate through the Request a document option in your Centrelink online account from the next working day after updating your details, and return it online, by post or at a service centre.

## When you move or the rent changes

Tell Centrelink within 14 days when your rent, address or accommodation type changes. The same goes for changes to who you live with, your income or your relationship. You can also let them know about a move coming up in the next 14 days. Online, it's in your Centrelink account through myGov, under My details, then Personal and contact details, then Update accommodation details; update your address there too.

Each new place is assessed again, so a move from a share house to living alone, or to cheaper rent, can change the amount. If the old amount keeps arriving after a change you didn't report, you may have to pay the extra back.

If the move is still ahead, the [moving-out cost calculator](/tools/moving-out-cost-calculator) puts bond and rent in advance beside what you've saved. Once you're in, Clova keeps upcoming bills beside your pay, so the first rent at the new place sits next to the payment that has to cover it.

Rent Assistance won't make a room cheap, but it's real help with a real cost. Once it's in your payment details, it's money you can plan around like any other.

## A note from us

Help with the rent belongs in a budget once it's confirmed, so the rent never waits on a number that might not arrive. Clova brings your accounts from every bank into one view, so rent money stays visible even when the payment lands in a different account.

## Common questions

### Does board count as rent?

Only the lodging part does. Meals aren't rent, and if the lodging can't be separated from them, Centrelink counts two-thirds of the combined charge, with its own rate rules for that arrangement.

### What if I live with my partner?

Couples are assessed together. Without children, Rent Assistance starts once your combined rent is above $255.80 a fortnight, and the most you can get between you is $211.

### Is it different if I have children?

Yes. With dependent children, Rent Assistance usually comes with Family Tax Benefit Part A when that's paid above the base rate. The minimum rent and the maximum are both higher, and the sharer rate for single people doesn't apply.

### When do the rates change?

Rent Assistance rates are indexed on 20 March and 20 September each year. The amounts here apply from 20 September 2026.
